We’ve tasted the power of general contracting and construction management before. And we liked it. In the past, we’ve managed control contractors, insulators, cranes, tests and balancing contractors.
But that was just the tip…haha…of the iceberg. To be honest, we’ll admit that we weren’t exactly prepared for the massive responsibility of the REAL DEAL, full GC Project. Holy crap, we have so much respect for all you GCs out there!
Just one example: Let’s say you need to move a wall-mounted exit sign. Even such a small scope of work has the potential to mess with half a dozen other trades in the process, making you SUPER popular! Seriously though, while the GC role was overwhelming at the start, we’re so happy to have had this opportunity to learn from running the whole show.
Lesson 1: Tighter Relationships Mean a Wider Scope
Feral Fixers (cats only, no ex-boyfriends…we asked, they’re sure) is a reliable client of CTM that wanted to widen the scope of their working relationship with us. So, they contracted us to design-build remodel a new building that they purchased in early 2020 (How’s that for timing?). We offered some help during the dumpster fire the pandemic had caused and were able to place some labor now that we had PPP funds.
Feral Fixers was so impressed with the work our pros put in that they’ve asked to contract us again for a total remodel of the entire kitchen area in their new space! We’re pumped to get to work with their incredible organization again and continue fostering our staunch relationship.
Lesson 2: New Contractors Don’t Have to Suck
We sourced contractors from John’s Plumbing, K&M Concrete, Advanced Steel, MAL Construction and several other companies for this project. These subcontractors aided with tasks like building a ramp, painting, AV, flooring, masonry, plumbing, electricity, and fire protection. At first, we weren’t thrilled about working with contractors we didn’t know. But they showed their value by alerting us to issues that we weren’t aware of and helping us deliver results that had the client already planning our next project together—before we’d even left the site.
